The First Step
The Project Planning Session.
Every residential design project starts with a working session on your property, your goals, and your questions.
- Prepared on both sides. You send what you have: survey, photos, sketches, existing plans, inspiration images. We review it beforehand.
- A Preliminary By-Right Property Report. A first look at the zoning standards that apply to your lot, prepared before we meet.
- Everyone who decides, in the room. Both decision-makers attend, so the conversation happens once.
- A clear next step. You leave with a shared understanding of the path from design to construction.
How a design project moves.
- 01
Goals and existing conditions
Your family’s needs, the existing house, and the survey establish what the project can be.
- 02
Schematic design
Floor plans and exterior views show the size, layout, and appearance.
- 03
Test bid and budget check
Builders give a preliminary range on the schematic drawings, so the design can be adjusted before detail work.
- 04
Construction documents
Detailed drawings for permit review and a bid for contract.
